Homestead life,
at attainable pricing.

One acre and a three-bedroom home,starting at $254,900.

That is the whole price — the land, the home, and the ground work under it: fenced, plumbed, and irrigated before you close. About $1,678/mo.* Two and a half acres and five are on the same deal, one price each.

Start by picking a piece of ground and telling us what you want to do on it — chickens, an orchard, a barn, room for your mother. We'll draw the land around it and put the house you picked in the middle. No income question, no credit check, and nothing to sign.

Land and home together

How this works

The land is already ours. That's the whole trick.

Most people lose a year hunting for land, then find out the well won't permit or the county won't allow goats. We buy the parcels first, get them cleared and perc'd and permitted, and hold them until someone is ready to build. You skip straight to the part you actually care about.

  1. 1

    We buy and hold

Parcels across five counties, vetted for water, soil, access, and what the zoning will actually let you keep.

  2. 2

    You pick a package

A homesite with a model on it, at one price. A deposit takes it off the market while you get your financing in order.

  3. 3

    You choose the build

The home plan, the finishes, and how far the homestead build-out goes — fence and beds, or barn and paddocks too.

  4. 4

    We place and finish

The home is set, the well and septic go in, the build-out gets installed, and you close on land and home together — one loan, one closing.

Pick a parcel, place a home

We buy and hold parcels across Central Florida in three sizes. You reserve the one you want, choose the home and how far the build-out goes, and we place it and finish the homestead around it.

Three sizes

Homestead. Farmstead. Family Compound.

One acre feeds a family. Two and a half runs animals. Five holds a second home for the people you'd rather have next door than across the state. The comparison at right is drawn to scale — that's what the jump actually looks like.

Drawn to scale with each other. Five acres isn't five times the fence line — it's a little over twice as far across.

The Homestead

1 acre

Everything a family eats, on one acre.

The working acre: house, garden block, tree row, and room to move. Small enough that one person can keep up with it after work, big enough to change the grocery bill.

What it carries

  • Fenced, gated, and under water — mainline, valves, and spigots in
  • A garden block sized to feed a family of four, plumbed and waiting
  • A tree row along the fence on its own irrigation zone
  • Room left over for a shade house, a work pad, and a compost run

The Farmstead

2.5 acres

Add animals. Add a barn. Add a real orchard.

Two and a half acres is where a homestead turns into a farmstead: cross-fenced ground that can actually rest, a stubbed pad where the barn goes, and enough watered tree rows to sell what you don't eat.

What it carries

  • Everything the Homestead carries
  • Cross-fencing for two to four goats or sheep on rotation
  • A graded, stubbed pad where a 24×36 pole barn goes
  • Room and water for twenty trees and a quarter-acre of rows

The Family Compound

5 acres

Room for the whole family. Literally.

Five acres, zoned and platted for a second dwelling. Put your parents, your grown kids, or a rental in the second home — and still have fenced pasture, a pond site, and a workshop pad between you.

What it carries

  • Everything the Farmstead carries
  • A second dwelling — guest house, in-law suite, or rental
  • Fenced pasture for a cow or a half-dozen head of sheep
  • A pond site, a workshop pad, and a hay field you can cut

These are real floor plans, built to code in Live Oak Homes's plant in Waycross, Georgia — then delivered, set, and finished on our land. Every plan number below is theirs, so you can look the same house up at liveoakmanufacturedhomes.com and see the same rooms we showed you. Prices are all in — the homesite at that size, the home, and the land prepped: fenced, plumbed, and drawn to a plan.

The build-out

We prep the land. You decide what grows on it.

Fence, water, and irrigation go in before you close, on every parcel, in the price. We don't plant it — no seed, no birds, no trees you didn't choose. What we leave you is ground that's ready the day you decide what it's for.

In every price

Fenced, plumbed, and drawn to a plan.

  • Perimeter fencing on the cleared parcel, gated at the drive
  • Well, septic, and power run to the pad
  • Irrigation mainline and valve box, sized to run twice what's on it
  • Frost-free spigots at the garden block, the tree rows, and the drive
  • A land plan drawn for your specific parcel, yours to keep

No line above costs extra, and none of it has to be watered to stay alive. That's the point — the expensive, permanent, in-the-ground part is done, and every planting decision is still yours.

An acre with The Grove Package installed — valves, drip lines, bed frames, and tree rowsRendering

The Grove Package

The only upsell

+$49,500 on 1 acre

The whole irrigation system, in the ground before you close.

Your land plan, actually built. Every zone valved and run, every bed frame set and plumbed, every tree row on its own line — so the day you take the keys, the only thing left to do is decide what to plant.

  • Zoned drip built to your land plan, on a timer-ready manifold
  • Twelve 4×8 bed frames, set and plumbed — filled with a mix built for sandy soil
  • Tree rows on their own zone, emitters set for mature spacing
  • Cross-fencing to the plan, gated between blocks
  • A hose bib and a hydrant at every working block
  • As-built drawings of every line and valve, so you can branch off it later
 OursHire it out yourself
1 acre$49,500≈ $61,000+
2.5 acres$76,700≈ $94,600+
5 acres$108,900≈ $134,200+

Package prices are current pricing for the scope listed and are quoted per parcel; site conditions change them. The “hire it out yourself” figure is our estimate of what a homeowner pays to contract the same work after closing — not an appraisal, and not a promise of added resale value.

The land plans

Floor plans, but for the land.

Nobody buys a house without seeing the floor plan, and nobody should buy an acre without seeing what fits on it. Every parcel we hold gets a plan drawn for it before it lists — where the water runs, which way the rows face, what the trees become in fifteen years. Pick the one that matches what you're actually going to do out there.

An acre laid out to the The Orchard Block planRendering

The Orchard Block

Built around fruit trees.

Tree rows run north to south on their own zones, spaced for what those trees become in fifteen years rather than what they look like the day they go in. Wide enough between rows to get a mower and a trailer down.

What the plan lays out

  • Four tree rows on their own valve, emitters set for mature spacing
  • A drive aisle between rows wide enough for a tractor and trailer
  • A compact bed block near the house for everything annual
  • Hydrant at the head of every row

Best for: Citrus, stone fruit, and anyone who wants the land to be worth more in ten years than it is now.

An acre laid out to the The Market Rows planRendering

The Market Rows

Built to grow more than you eat.

Long production rows on paired zones, laid out so you can plant, water, and pull from one row without touching the next. This is the plan for someone who intends to sell what comes off the acre.

What the plan lays out

  • Eight long rows on four paired zones, each valved separately
  • A packing pad on gravel with water and power at it
  • Headland at both ends wide enough to turn equipment
  • Mainline sized to add a second block later without re-plumbing

Best for: Market gardeners, CSA growers, and anyone whose plan involves a truck and a tailgate.

An acre laid out to the The Kitchen Yard planRendering

The Kitchen Yard

Built to be walked barefoot.

Everything that needs picking sits inside thirty steps of the back door, with the bigger blocks pushed out past it. The plan for a family that wants the land worked without the land becoming a second job.

What the plan lays out

  • Bed block within thirty steps of the door, on one zone
  • A fenced, watered run out back for birds or goats you bring
  • A short tree row along the fence line for shade and fruit
  • Spigots at the door, the run, and the far fence

Best for: Households growing for themselves, with kids or animals in the same yard.

Every parcel comes with its plan drawn, at no cost and with nothing attached — it's yours whether you build it with us, build it yourself, or never build it at all. Putting it in the ground is The Grove Package, from $49,500.

Design your homestead

Build the whole thing in your head first.

Pick a real piece of our land. Tell us what you want happening on it — hens, an orchard, goats, a workshop, room for your mother. We'll draw the acre around your list and you pick the house that goes in the middle of it, then change whatever you want about that too.

It takes as long as you want it to take, it costs nothing, and it doesn't ask you a single question about money.

Act one

Start with a real place.

These are parcels we already own — cleared, perc'd, and permitted, with the fence and the water in. Pick the one you'd want to wake up on. Nothing you touch on this page commits you to anything.

None of these? Then we'll go find yours.

Near family, on the water, backing up to conservation land, or the twenty acres your uncle wants to sell you — tell us the size you have in mind and keep designing. We'll vet the parcel for water, soil, access, and zoning before you spend a dollar on it.

The hard part is already done.

7 homesites open across Lake, Marion, Sumter, Polk & Volusia counties — one acre, two and a half, or five, cleared and permitted, each with a model priced on it. Land included, from $254,900 all in. Go build one on paper and see how it feels. It costs nothing and commits you to nothing.
